Complete Home Inspections

At SPY Inspections, we know that for most people, purchasing a home is the largest investment they will ever make.  It is no wonder many home buyers employ SPY Inspection Services’ professionals to inspect the structural and mechanical systems of the home and report to them on their condition.  Sometimes sellers also employ SPY Inspections to alert them to problems with their homes that could arise later in the transaction.  But normally buyers employ SPY Inspections. 

Inspections are an important part of the home buying process.  Spy’s home inspectors are all ASHI certified and will take an objective, unemotional look at the home you are considering, and evaluate its condition so you can make an informed purchasing decision.  An inspection is intended to assist in evaluation of the overall condition of a building.  Spy’s professionals have performed thousands of home inspections and pride themselves on understanding and evaluating each home thoroughly and are ready to answer any questions you may have. 

Wood Destroying Insects (WDI) Inspections

Spy Inspections offers a visual wood destroying insect (WDI) inspection that can be performed with or without a general home inspection. 

A WDI inspection covers the visually accessible areas of a home and includes an inspection for termites, carpenter ants, carpenter bees, and reinvesting wood boring beetle.  The inspection will point out conditions that could lead to infestation or support-hidden infestation.  These include firewood and other debris stored against the home, wood siding contact with the soil, and grade, which does not slope away from the foundation.  All WDI inspections use the National Pest Management Association report format NPMA-33 that is recognized by most states and is the preferred report format for FHA, HUD and VA mortgages.

Well Inspection

A field supervisor looks at all visible parts and reports on whether the integral parts of the well are operating satisfactorily.  In order to obtain the basic system condition, at the date of inspection, a 30-minute flow test is performed.  Results will be either Satisfactory or Unsatisfactory.  The report will contain the following information:

Water Analysis

People are more aware of water quality, especially for consumption.  For most real estate transactions water is tested for bacteria, nitrates, and occasionally lead.  There are many contaminates that can be tested in your drinking water.  SPY has contracted with labs all over the state to provide for any type of test that you may need. 

Spy Inspections offers a wide range of water tests: 

Coliform and Non-Coliform Bacteria – Basic water test 

RLT2 – Coliform and Non-Coliform Bacteria, pH, Nitrate, Hardness, Iron, Lead, Chloride, Total Dissolved Solids, Detergents, Alkalinity, Sulfate & Arsenic

Septic Certification

Identifying the type and performance of the septic system is crucial to preventing health and environmental hazards. Certainly, no one wants to move into his or her new home and have a sewage backup.  The typical time such a problem occurs is when a large gathering overloads a failing system or an improperly installed system. 

New or old, proper design and installation is important to maximizing the system’s life.  Septic system failures can be unsightly, foul smelling and can threaten your family’s health.  There’s a risk of contaminating your well water, resulting in costly repairs or system replacement.  Lenders may require a septic system inspection when you buy, sell or refinance your home.  So, ignoring a septic system inspection could cost you money in the long term! 

During the inspection we explain how the system functions, how to maintain the system, and offer suggestions for repairs or replacement of different components that make up the system.  Current septic system installation standards may require replacement of an older system with a much more expensive system.  A septic inspection will help alert you to those unwanted replacement costs and unsafe conditions.

Lead Based Paint Inspection

A lead based paint inspection is designed to answer two questions: "Is there lead-based paint (LBP) present in the housing unit?" and "Where is the lead-based paint?"  Surveying a housing unit for lead-based paint is typically performed using an X-Ray Fluorescence analyzer, called an XRF.  Paint or other coatings with lead levels above established thresholds are considered lead-based. 

A lead paint inspection is most appropriate for property owners who need to know where lead-based paint is located, such as in the following situations:

– People considering renovation, remodeling or demolition work that would disturb painted surfaces and may generate lead dust hazards unless proper precautions are followed. 

– Home sellers desiring specific information about lead for marketing purposes. 

– Home buyers or renters who want to know how much lead paint is present and its location (or who feel strongly that they want a home that contains no lead-based paint). 

– Rental property owners seeking exemption from the federal lead disclosure requirements by demonstrating that a specific property does not contain lead-based paint. 

– Rental property owners who might need or desire documentation about lead-based paint for insurance, financing, or other reasons. 

– Those facing a state or local requirement to abate all lead-based paint.

Radon Testing

Radon is a colorless, odorless and tasteless naturally occurring radioactive gas that seeps from soil into homes through cracks and other openings in the foundation or walls that come in contact with the soil. 

Exposure to radon gas is the second leading cause of lung cancer next to smoking.  Radon gas measurement is easy and should be considered by the buyer of any real estate transaction.  Spy Inspections will conduct a short-term radon test using an E-perm system and provide you with an accurate reading of the radon level for the lowest level suitable for occupancy.

Mold Testing

There is wide variability in how different people are affected by indoor mold.  However, the long-term presence of indoor mold growth may eventually become unhealthy for anyone... and some molds are more hazardous than others.  The following types of people may be affected more severely and sooner than others: 

– Infants and children 

– Elderly People 

– Individuals with respiratory conditions or sensitivities such as allergies and asthma  

– Persons having weakened immune systems (for example, people with HIV infection, chemotherapy patients, and organ transplant recipients)  

Those with special health concerns should consult a medical professional if they feel their health is affected by indoor mold.

The first step is identifying if you have a mold problem.  We can perform a mold survey and then take air and swab samples, which a local lab will analyze.  These results are presented in a detailed report that will identify the type of mold, its toxicity, and quantity in the home.  We do not do mold remediation and are totally objective in our mold testing.
